The numbers most rental owners ask about
Six primary figures for the Central Oregon rental market as of July 2026. Each number is explained in plain English.
The month this report covers. New numbers are published every month.
The number of active MLS rental-income properties listed for sale across the Central Oregon markets we track — 107 single-family or townhome rentals and 49 multi-family (duplex and larger).
The sum of verified unit counts across those properties — 107 from single-family/townhome listings and 193 from multi-family buildings (a duplex counts as two, a fourplex as four).
The average monthly rent per unit reported by owners on rental properties currently for sale.
The median asking price for a single rental unit. Sometimes called price per door.
Annual reported rent divided by property price. Does not include vacancy, expenses, repairs, reserves or financing.

Rent and yield figures use only the listings where an owner reported rent, so multi-family averages come from a small sample.
Over the past twelve months, average reported rents have remained relatively stable, while the typical price paid per rental unit is about 19% below where it began the twelve-month period. On the properties currently listed for sale, owners are reporting an average rent of $1,689/mo per unit at a typical asking price of $499,450 per unit.
