All figures are derived from MLS-reported information for Central Oregon and rolled up monthly. The tracker does not include off-market transactions.
How missing rent is treated
When rent is not reported for a unit, it is treated as missing — not zero. This prevents artificially low gross rent and yield metrics on properties with partial disclosures.
Complete-rent metrics
Metrics labeled "complete rent" use only properties where every unit's rent is reported. This gives a like-for-like view of true rental performance.
Preliminary gross yield — not cap rate
Preliminary gross yield is calculated as annualized reported rent divided by asking (or sale) price. It is not a capitalization rate.
It does not include operating expenses, vacancy, repairs, financing costs, capital expenditures, property management, taxes or insurance.
Market rent vs contract rent
Reported rent may reflect in-place contract rent, which can differ meaningfully from current market rent. Any rent-growth analysis should treat these separately.
Independent verification
All data should be independently verified with the listing brokerage, the seller, and a qualified inspector before making an investment decision.
